After you get that last payment on a construction project, you can release the remainder of your lien rights under this California Unconditional Waiver and Release form.

• This Waiver and Release relinquishes any previously unreleased lien rights or claims for payment which the contractor still has against the property, now that the final payment has been made.
• Only use this form if you've received final payment. The release does not affect disputed amounts.
• The form is in accordance with the requirements of California Civil Code Section 8138. UPDATED FOR 2012.
