A. General contractors, subcontractors, laborers and suppliers at any tier are entitled to a mechanics lien. Suppliers to suppliers may also have lien rights, depending on where they sit on the contracting chain in relation to the property owner. It is not necessary to be licensed in Ohio in order to file a mechanics lien.
A. Generally, the deadline for filing a mechanics lien in Ohio is 75 days from the date of last furnishing labor and/or materials to the project. On residential projects the lien claim must be filed within 60 days of the date of last furnishing, however, the lien won't attach if the general contractor has been paid in full before the notice of lien is received. So claimants are encouraged to file their liens as early as possible.
