Q. How much notice is required in Alabama to end a tenancy?
A. Either the landlord or the tenant can end a monthly tenancy by giving 30 days' notice to the other. The notice should be in writing, dated and signed.
Q. What if my tenant hasn't paid the rent? Do I have to wait 30 days to evict?
A. If the tenant has defaulted under the lease, the landlord can give notice demanding that the tenant move within 7 days if the default isn't cured. For instance, the tenant has the right to pay the lease or cure the default before the 7-day period is over. If the default isn't cured, the landlord then has the right to file eviction proceedings in court.
